How to Apply Elastomeric Roof Coating – Best Practices

A Step by Step guide to Elastomeric Roof Coating 

To prevent against leaks, thermal shock, and excessive heat transfer, you can use an Everlast Coatings roof coating. Most roofs can benefit from the application of a roof coating and can be coated every five to 10 years to extend the life of your property. When you’re ready to invest in roof coating application, we want to help you prepare to do it properly.

Step One: Choose the Correct Products

To choose the correct products, you will need to consider your type of roof. Sloped roofs are easier to maintain as they don’t usually experience drainage issues, so a reflective white roof coating will do the job. When a roof is flat and more prone to drainage issues, this will need additional attention to avoid stagnant water from developing more serious issues. Step Two: Prepare the Roof Surface

The first step is a very important one and consists of preparing the roof for coating. Begin by removing any debris and scraping any old flaking roof coating from the rooftop. Then, use pressurized water to thoroughly clean the area. Allow for up to 24 hours for the roof to dry before moving to the next step.

Step Three: Repair Damaged Areas

Now is the best time to address any problematic areas where there are leaks or weak spots in the roof. Step Four: Watch the Weather

The roof coating process will take time and is most effective when done under dry conditions. Watch the forecast and allow yourself enough time to properly prepare the roof and for each coat to dry completely. Not only is rain a problem, but varying temperatures that cause frost or even dew can interrupt a successful coating.

Step Five: Address Problem Areas

Use a 100% polyester membrane and also use patching compounds to cover potentially problematic areas such as seams, joints, or cracks in the roof. 

Fill large cracks with a patching compound to fill void to prevent standing water. Allow time for these elements to dry completely before moving on to the next steps of the process. 

Step Six: Waterproof Surfaces

Before applying the coating, ensure that your surface has been previously treated with an emulsion waterproofing agent. If not, now is the time to do it. Depending on the material of the roof, elastomeric emulsion or a primer will be the best waterproofing agent.

Step Seven: Apply Two Coats

Apply the well mixed coating with either a brush, a roller, or a sprayer. If using a broom, use even strokes. For rollers, choose a medium to long nap meant for textured surfaces. For a sprayer, use an airless sprayer with a minimum pressure of 3,000 PSI.

Allow for the first coat to dry completely before applying the second coat. This can take up to 24 hours, so plan accordingly.
