Not only do elastomeric roof coatings provide optimal protection against the elements, but their versatility makes them even more valuable. These types of coatings can be applied to different types of roofs, making them ideal for both home and business owners.
Elastomeric coatings not only lengthen the roof’s lifespan but are also low maintenance. In this article, we’ll guide you through the process and explain the benefits of elastomeric roof coatings to ensure that an elastomeric coating is installed correctly.
What Are Elastomeric Roof Coatings?
Elastomeric roof coatings are a coating applied to roofs to protect them from the elements. These coatings are made of rubber or latex and are designed to be flexible. This flexibility allows them to expand and contract with the roof as it moves.
This flexibility makes elastomeric coatings ideal for protecting roofs from extreme temperatures and movements without cracking or breaking.
How to Install Elastomeric Coatings
Remove Debris
Before installing elastomeric coatings, you need to ensure that your roof is clear of any debris. The difficulty level in completing this task depends on what kind of roof you have. Do you have a flat roof, a metal roof, or something else?
No matter what roofing type, preparing the surface is essential to achieve a higher-quality final product. Use one of these methods: vacuum, power broom, or scraping.
Use a Power Washer
You can only reap the benefits of elastomeric coatings once you have a clean roof. This is non-negotiable if you have flat or metal roofs, which tend to be more leak-prone.
A power washer is the most efficient way to clean your roof by removing any dirt, debris, or moss built over time. By keeping your roof free of these materials, you can also prevent leaks and extend its lifespan. In addition, once your roof is clean, you can apply the silicone roof coating better.
Applying elastomeric coatings to your property is a fantastic way to protect your investment, but for the coating to be effective, the surface must be clean. However, with some simple preparation, you can ensure that your elastomeric coatings will last for years.
Repair Cracks and Blisters
It is essential to repair any cracks or blisters before installing elastomeric coatings. If you don’t, it can adversely affect the coating’s performance and cause other elastomeric coatings to delaminate.
Once the repairs are finished, it is essential to let the area dry out completely before continuing with the installation process of the silicone coating.
Reinforce Localized Problem Areas
By embedding T272 polyester reinforcing fabric in an AcryShield base coat, you can reinforce localized problem areas, like blistered areas. As a result, the fabric won’t degrade over time, and you’ll create a bond between the fabric and the base coat that is much stronger.
Apply the Silicone Roof Coating
Now that you’re finished preparing, it’s time to start the coating application. You should use a 1/4″ Nap Roller for this process, but feel free to spray if desired. Start at one roof edge and work your way across evenly. See below for a vision of what the completed project should look like:
- Coat the entire roof with AcryShield using either a roller or spraying mechanism.
- Give the coat 8 to 24 hours so it can dry completely before continuing.
- After it has dried, apply another top coat of AcryShield in a crosshatch pattern (crisscrossing lines).
Allow drying time for the second coat before allowing anyone onto newly coated roof areas.
What Is the Rate Per Gallon Per 100 Square Feet?
Asphalt / BUR / Mod Bit
We will use the ARM (ACRYSHIELD Roof Management System) for the entire roof. Here are the instructions:
Use 3 gallons of ACRYSHIELD per 100 square feet and apply evenly in two coats:
- 1.5 AcryShield A503 base coat per 100 square feet
- 1.5 AcryShield A400 top coat per 100 square feet
EPDM / PVC / TPO
Applying the ARM system to your roof will require a minimum of 24 dry mils of AcryShield coating or 3 gallons per 100 square feet. If you use 1.5 gallons per 100 square feet, that breakdown is as follows:
- 1 gallon for the AcryShield A502 base coat
- ½ gallon for the AcryShield A500 top coat
Hypalon
The ARM System will be applied to the entire roof for at least 20 dry mils of AcryShield coating or 3 gallons per 100 square feet. This process is done in two coats:
- AcryShield A502 base coat – 1.5 gallons per 100 square feet
- AcryShield A500 top coat – 1.5 gallons per 100 square feet
Metal
This roofing project will use the ARM System, which comes with 24 dry mils of ACRYSHIELD coating or 3 gallons per 100 square feet. In addition, the following materials are required for metal roofs:
- AcryShield A510 base coat – 1.5 gallons per 100square feet
- AcryShield A400/A510 top coat – 1.5 gallons per 100Square feet
Reasons Why Elastomeric Roof Coating Is Great for Maintenance
Energy Efficiency
Elastomeric coatings can improve energy efficiency in a building in several ways. First, they add an extra layer of insulation that can keep heat inside during cold weather and outside when it’s warm.
Resistant to Standing Water
Elastomeric coatings are highly resistant to standing water, which is essential as it can lead to mold and mildew growth.
Impact Resistance
Elastomeric coatings are resistant to impact, guarding the base structure against harm caused by rough weather conditions like high winds and hail.
Durable
Elastomeric coatings are not only highly durable, but they also require very little maintenance over their lifespan. This makes them ideal for any building that wants to reduce costs in the long run. Elastomeric coatings are an excellent choice if you’re looking for a low-maintenance way to protect your property.
