The Basics of Applying EPDM Roof Coatings for Preventative Roof Maintenance

Applying a preventative roof maintenance system, like the AcryShield EPDM Roof Coating System, can help prolong the lifespan of an aged EPDM roof. This will, in turn, lower overall roof maintenance costs and decrease energy usage and costs associated with your building – all while using renewable materials that can be reused indefinitely.

But what is an EPDM roof coating, and why should you consider using one? How do you apply it? Let’s dig deeper into those questions and more in this post.

What Is an EPDM Rubber Roof Coating?

EPDM rubber roof coating is a type of roof coating that is made from ethylene propylene diene monomer rubber. This type of rubber is known for its weather resistance and durability, making it an ideal material for roofs.

EPDM roof coatings can be applied to flat and pitched roofs and are often used to fix roof leaks. The rubber coating helps to create a barrier between the roof and the elements, and it can also extend the roof’s life by protecting it from UV rays and other damage.

When applied correctly, an EPDM roof coating can provide many years of protection for your home.

Applying EPDM Roof Coatings

Examination

Before beginning the application process, it is essential to clean and smooth all surfaces that will come into contact with the AcryShield EPDM roof coating system. This means removing any moisture, dirt, debris, or other contamination.

Additionally, roof penetrations, mechanical equipment cants, and edge metal should be in place and secure. Also, drains need to be cleaned out so they are functioning correctly.

Finally, protect nearby areas from overspray by closing air conditioning systems and vents near the coating system.

Cleaning

Before applying the EPDM rubber roof coating, you’ll need to clean the roof’s surface to ensure proper adhesion. This may require an industrial cleaner, scraping, power brooming, vacuuming, or other means to remove debris.

Pressure washing the rooftop prior will remove extra dirt and debris. However, any areas with defects or leaks must be cleaned manually to avoid causing a more significant issue. In addition, cleaning the surface will ensure that the EPDM rubber roof coating system can adequately adhere to the roof and create a seamless, waterproof seal.

Sealing

After you finish cleaning the roof, you need to seal and reinforce all loose or failing seams in other areas, as specified by the manufacturer of your EPDM roof system. Everlast Coatings recommends using either butyl seam tape or a 10″ wide T272 polyester reinforcing fabric saturated in the AcryShield A502 base coat.

AcryFlex, an architectural sealant, should reinforce critical junctures such as HVAC ductwork joints and coping seams. To fortify equipment platforms and other roof penetrations, use 20″ wide T272 fabric in conjunction with the AcryShield A502 base coat.

The sealants and base coats require 8 to 24 hours of dry time under good weather conditions before beginning application.

Application

The application process begins with cleaning the rooftop, repairing any defects or seams, and installing custom reinforcement. A base coat is then installed across the entire surface. We recommend using the AcryShield A502 base coat for best results on single-ply rooftops.

This product was designed to tenaciously adhere to hard-to-coat surfaces such as EPDM – eliminating the need for primers or etching rinses. The base coat must dry for 8 to 12 hours before applying a topcoat. The best topcoat is AcryShield A500, providing exceptional durability, brightness, and resistance against dirt, algae, and mold.

In addition, the A500 exceeds all ASTM D6083 requirements and offers excellent tensile strength, elongation, and wet adhesion once the topcoat dries (after another 8 to 12 hours), the roof coating system will be complete and ready for foot traffic.

Why Consider Using EPDM Roof Coatings

Protection From Roof Damage

EPDM rubber roof coating is an excellent option if you’re looking for a durable and long-lasting roof coating. This type of roof coating is made from ethylene propylene diene monomer rubber, a synthetic rubber highly resistant to weathering and UV radiation.

It’s also flexible, expanding and contracting with your roof as the temperature changes. This makes it an ideal choice for commercial roofs and flat roofs. In addition, EPDM rubber roof coating can also protect your roof from damage caused by PVC roofing materials.

So if you’re looking for a roof coating that will provide lasting protection from the elements, EPDM rubber roof coating is worth considering.

Provides UV Protection

If you have a flat roof, you may wonder what roof coating to use to protect your investment. There are many different kinds of roof coatings on the market, but one that you should consider is EPDM rubber roof coating.

This coating provides UV protection, which is vital because harmful UV rays can cause damage to your roof over time. EPDM rubber roof coatings are also resistant to ponding water, meaning they will not deteriorate as quickly if there is a water build-up on your roof.

There are many different EPDM coating products on the market, so be sure to do your research to find the one that best suits your needs.

Stands Wintertime

EPDM rubber roof coatings help to protect roofs from freezing temperatures and harsh weather conditions. EPDM roofs are typical in commercial buildings and are known for their durability and long-lasting performance.

However, to keep an EPDM roof in good condition, it is essential to apply a protective coating periodically. This coating will help extend the life of your roof and protect it from the elements.

In addition, EPDM rubber roof coatings are very easy to apply and can be done in a relatively short amount of time. Therefore, if you want to protect your commercial roof from the elements, you should consider using EPDM rubber roof coating.
